Your AI real estate manager
Own the building.
Not the admin.
Dardaris does the work a property manager does, then tells you what it did and what needs you. Most mornings, that is two signatures and a coffee.
20 minutes, on your own portfolio. No card, and nothing is switched on until you say so.
Thursday 21 August
Van Damme Vastgoed
Good morning, Sacha.
Dardaris
Quiet night. I collected four rents and matched them to the bank, sent Mrs Peeters her receipt, and booked the plumber for the leak at Kortrijksesteenweg 88 for Friday at nine. Two things I would not decide on my own.

01Why we built it
You bought an asset.
Not a second job.
Nobody buys a building because they love reconciliation. The work is small, constant, and none of it can be skipped. So it gets done at nine in the evening, by you.
Your month now
14 hours
Spent on admin that nobody thanks you for.
A day with property admin on it
Your month with Dardaris

Reading the briefing, and signing what needs you.
A day that needed your decision
What fills those days
- Chasing the rent that did not arrive
- Matching the bank statement, line by line
- Deciding whose fault the leak is
- Answering the same question in three languages
- Remembering the boiler certificate expires in March
Dardaris is not a dashboard that shows you this work. It does the work, and reports back.
02How it works
You decide how much rope it gets.
Rule by rule.
Handing over your property is not one decision, it is sixty small ones. So every automation runs at a level you set, and you can move any of them at any time.
Auto
It just happens
Dardaris does it and logs it. You find it in the activity log if you ever go looking.

Same speed, but it tells you the moment it acts. For the things you like to know without being asked.

Review
Nothing moves until you say so
It prepares the whole thing, explains its reasoning, and waits on your desk. Silence changes nothing.

Level 3 of 3
Your limits can only ever make it more careful.
A spend cap, quiet hours, a do-not-automate flag on a fragile tenant. These tighten what a rule is allowed to do. Nothing in the system can loosen them, and the one setting that relaxes everything is called vacation mode, because you turn it on deliberately.
03What it does
Everything a managing agent does, without the agent.
Not a category of it. The whole job, from the rent roll to the boiler certificate that expires next March.
Money that chases itself
Invoices out, payments matched, arrears escalated one polite step at a time.

Repairs, triaged
Dardaris reads the complaint, decides whose cost it is, and gets quotes side by side before you look.
“The tap in the kitchen keeps dripping.”
Tenants, answered
Email, SMS, WhatsApp and phone in one thread, replied to in the tenant’s own language, escalated when the tone turns.
Paperwork that never lapses
Certificates, statutory deadlines and registrations, booked before they expire rather than after.

Every channel on one calendar, same-day turnovers caught, cleaners booked, pricing moved.

Every action written to the log with its reasoning, traceable back to the rule that fired it.
05Why you can hand it over
An assistant you cannot check is one you cannot trust.
So every single thing Dardaris does is written down, in words, with the reason it did it and the rule that told it to.
Every action, with its reasoning
Open any figure and walk backwards to the rule that produced it. Nothing happens that you cannot explain to your accountant.

The law where your building is
Deposit caps, notice periods and indexation differ by region, so they live in rule packs, not in code. Anything we could not confirm against a primary source is shown to you as “confirm this” rather than presented as fact.

Before you decide
The things people ask last.
What if it gets something wrong?
Anything with a consequence sits at Review by default, which means Dardaris prepares it and waits. It cannot spend over your cap, send a formal notice, terminate a lease or deduct from a deposit without you. And every action it does take is logged with its reasoning, so a mistake is visible rather than buried.
Do I have to move all my data first?
No. Bring one building. Dardaris reads your existing leases and bank feed, and runs alongside whatever you do today. Most owners switch the rest across once they have watched a full month.
Will my tenants know they are talking to an AI?
They will know they are talking to your management, in their own language, within minutes rather than days. You choose what Dardaris signs off as, and any message with a difficult tone is escalated to you instead of answered.
Is this legal advice?
No. Regional rules are kept as configurable packs, and each rule carries a flag for whether we could confirm it against a primary source. Anything unconfirmed is shown to you as something to check, never presented as settled fact.
What happens if I want to leave?
You export everything, in full, and the leases, documents and history are yours in a format you can open elsewhere. There is no contract holding you.
How long until it is doing real work?
An afternoon. Connect the bank feed, import the leases, and set the three or four limits that matter to you. The automations start at their cautious defaults, and you loosen them as you get comfortable.
Give the job to someone else.
Bring one building. Watch a month. Keep the decisions that are yours and hand over the rest.
